Sunny Pines HOA – Top 10 Community Rules

As adopted by unanimous vote (2–0) and enforced with quiet consistency.


#10. Lawn Equipment Must Be Stored Out of Sight

Mowers, trimmers, hoses, and gardening tools must be fully concealed when not in use. A tidy yard is a peaceful yard.


#9. Outdoor Furniture Must Match the Home’s Color Palette

Neutral tones are strongly encouraged. No neon cushions, polka dots, or flamingo prints. (Yes, this includes seasonal covers.)


#8. Trash Cans Must Be Removed Within 2 Hours of Pickup

Trash, recycling, and yard waste bins should never be visible outside of approved collection windows. Cameras may be reviewed.


#7. No Unregistered Lawn Games in Front Yards or Common Areas

All outdoor games must be approved by the HOA board in writing. This includes (but is not limited to) cornhole, ring toss, ladder ball, and “those large wooden block things.” 


#6. Decorative Lawn Figures Must Face the Street

All gnomes, flamingos, and ornamental items must be forward-facing. This is a courtesy to neighbors and contributes to the visual symmetry of the neighborhood.


#5. Wobbly Pops (Alcohol) Must Be Discreetly Contained

Alcoholic beverages are permitted only in concealed, non-branded containers during daylight hours. Tailgating is not a protected activity.


#4. Shrubbery and Edging Must Be Uniform

Hedges must be trimmed to 34” ±1” from grade. Edging must follow curb lines precisely. Random mulch borders are not considered artistic expression.


#3. Porch Lighting Must Be Soft White Only

No colored bulbs, flashing lights, or decorative projectors unless board-approved for seasonal display periods (max 14 days).


#2. Noise Must Not Exceed HOA Standards at Any Time

This includes music, power tools, yelling, and spontaneous laughter exceeding acceptable decibel levels. Karen carries the decibel meter.
