Meet the Board of Sunny Pines HOA
In a neighborhood as structured as ours, strong leadership is not just appreciated — it's required.

The Sunny Pines Homeowners Association is governed by a devoted (and uncontested) board of two:

Karen and Ken Nojoyla. Together, they have turned mundane rule enforcement into an art form.

Karen Nojoyla
Title: President of the Board, Head of Aesthetic Integrity
Tenure: Since before you moved in

Bio: Karen is the driving force behind everything that makes Sunny Pines what it is today: orderly, quiet, and aggressively beige. With a degree in Passive-Aggressive Communication (honorary, self-awarded), Karen brings a firm hand and a laminated binder to every meeting. She believes “a quiet neighborhood is a safe neighborhood,” and has personally flagged 432 violations since 2013.

Fun Fact:
Once removed a flamingo for “being pink.”

Ken Nojoyla
Title: Vice President, Chief Compliance Observer
Tenure: Appointed by Karen (and also married to her)

Bio:  Ken is the watchful eye of Sunny Pines. Retired from corporate middle management (but not from middle-managing), he now devotes his free time to inspecting shrub lines and whispering about mailbox violations. He wears cargo shorts with authority and uses a clipboard for everything — including dinner orders.

Fun Fact:
Invented the term “Non-Compliant Yard Energy.”

Board Philosophy
At Sunny Pines, we believe leadership means:

  • Never skipping a rule review
  • Always noticing what others ignore
  • Leading by quiet intimidation

“We’re not here to be liked. We’re here to be obeyed.” — Karen
